With my Drafting background and additional focus on residential vacant land in my practice, I enjoy working with developers and owners make plans come to life. Providing todays value on planned projects and also potential values of development on vacant land. Oh my wife is also a developer.
I worked with lenders at about 85% of my work load for over 20 years & have been focused on the Estate, Divorce and Litigation work at 85%, along with new construction analysis for the building industry & ok some Banking work.
After working with the Marin County Assessors, CA office 1984-86, Curt Thor started his own business North Bay Real Estate Appraisals in 1986 to present. Curt started working legal cases since before his first expert witness testimony in 1994. His early work with the Assessors office had him reviewing & extrapolating plans for shopping centers, hospitals, and even the elaborate development of George Lucas ( ILM ) film industry. He also worked on the "Storm Crew" at the office, which was a department, which checked and assessed storm damaged properties throughout the county after major flooding and mud slides. He additionally was assigned some of the highest residential values areas of Marin County and the country for tending to value issues. This start in his appraisal path focused his office to new development, high end property appraisals and also to Litigation and Estate work. Curt has appraised some of the highest valued residential properties in the San Francisco Bay Area and testified in some high end legal cases, had an well respected appraisal office with more then 8 appraisers working under Curt Thor at one time.
Curt has held Board Positions in Local Appraiser Associations for as long as they have existed and was part of the development of many of them. In late 2005 Curt Thor became president of the Sonoma County Appraisers Association, then restated the Marin County Appraisers Association, only to dissolve both into a better Association known as the first Chapter of REAA "Real Estate Appraisers Association" in 2007. REAA was a single association with a school component and a not for profit status. We have to this point created 5 chapters throughout California and I am still a board member of the Corporate and North Bay Chapter of REAA. Our Association has a mobile school, a new designation program, scholarship fund and well attended classes with its low membership dues and many free offerings.
Curt additionally has taught many appraisal classes which include a class to Judges and Attorneys at a Bar Association meeting, Real Estate Agent Meetings, and also to many appraiser meetings and two conferences. Some of the topics include; Water Front Homes, Luxury Properties, Vacant Land Appraising, Geographic Competency, Trainee Appraiser Work, and many round table classes covering components of appraisal reporting, appraisal issues and many other topics.
My family move to Bellingham WA in 2015 has me sharp with all my skills and training. I am in this new land to work hard in discovering value in a less busy and more beautiful location for living. I look forward to discussing your appraisal needs and meeting with you. Curt Thor
